Bingo-Rent - the FinTech platform that lets tenants rent a home without paying a deposit.

Business Context and Goals

Poland's rental market has faced the same problem for years: a deposit equal to 1–3 months' rent ties up a tenant's savings, yet it doesn't always give the landlord full protection against potential damage or arrears. Bingo-Rent approached Yellows with the need to build a FinTech platform that reverses this logic – the deposit is replaced by a certified surety, billed on a subscription basis.

Yellows was tasked with designing and building a system to manage the service's entire lifecycle – from application submission, through multi-party approval and financial verification, to activation, end-of-tenancy deposit settlement, and after-sales support – fully online, for multiple user roles at once.

Key project goals:

  • replacing the traditional deposit with a subscription model (monthly or annual), without tying up the tenant's cash
  • building a multi-stage identity and creditworthiness verification process, including a guarantor mechanism for cases where the tenant's own verification isn't sufficient
  • supporting the full lifecycle of a tenancy agreement – from application, through renewal, to the settlement of damages and arrears at its end
  • giving the Bingo-Rent team an operational admin back office to manage applications, certificates, debt collection, and complaints

Key Challenges

Bingo-Rent operates at the intersection of tenancy law, financial risk assessment, and user experience – so the project required more than a standard web application with a single customer journey. It called for a platform that would:

  • handle multiple roles within a single application at once – the primary tenant, an optional co-tenant, the landlord (an individual or a company represented by an authorised agent), and, in certain cases, a guarantor
  • integrate identity and creditworthiness verification with external providers – open banking (Kontomatik) and payment-reliability databases (KRD) – while maintaining compliance with data-protection requirements
  • validate the rented property's address against an official registry, and check the tenancy details (costs, deposit, requested surety amount) against business rules before the application moves to approval
  • guide a sequential approval path for each application (co-tenant → landlord → financial verification → guarantor, where applicable), so that each party sees only what's relevant to them, and any change to the application data correctly resets the process to its starting point
  • manage financial settlements on multiple levels: recurring card payments, card changes, plan changes, and the arrears collection process
  • give the Bingo-Rent team an admin panel for signing and issuing certificates, confirming receipt of guarantor declarations, handling deposit settlement (including the litigation/mediation path), and managing complaints

The Solution: A Deposit Surety Platform Covering the Entire Tenancy Lifecycle

Yellows designed and built the complete Bingo-Rent digital ecosystem – three complementary user journeys connected by a shared application, verification, and payment engine.

“From the very beginning, we developed Bingo-Rent as a solution tailored to the specifics of the Polish market, while drawing on experience and benchmarks from the Swiss rental market. Together with Yellows, we've been consistently evolving this model, jointly working out solutions that combine business and technological requirements with simplicity and usability for the end user.”

Tenant and Guarantor Portal

The journey that takes a tenant from account creation to an active deposit surety service – fully online and without tying up any cash:

  • instant online identity and creditworthiness verification, powered by open banking
  • a simple surety application tailored to the specific property and tenancy terms
  • a flexible subscription model – monthly or annual payment instead of a frozen deposit
  • automatic issuance of the Bingo-Rent surety certificate following successful verification
  • full control over the service throughout the tenancy, from a single account

Landlord and Authorised Agent Portal

A parallel journey that builds trust on the other side of the transaction – designed for both private individuals and companies managing multiple properties:

  • clear visibility into the surety status and the certificate confirming tenancy protection
  • the ability to delegate tenancy management to authorised agents, without losing control over decisions
  • convenient end-of-tenancy settlement, with a clear path for submitting and verifying claims

Bingo-Rent Admin Panel

An operational back office that lets the Bingo-Rent team scale the number of tenancy agreements it handles without growing headcount:

  • centralised management of applications, certificates, and settlements in one place
  • automation of processes that would previously have required manual work and paper-based document flows
  • full visibility into the tenancy agreement portfolio and ongoing payment monitoring

Bingo-Rent Website

As part of the project, Yellows also built the Bingo-Rent website on WordPress – so that the Client can independently and flexibly make small content changes (copy, graphics, news) without involving the development team.

Key to Success

The Bingo-Rent collaboration was a project in which the system had to correctly handle complex, multi-stage business logic from its very first version – with several roles in a single process, external verifications, and exception paths (guarantor, damage disputes, debt collection) – while still remaining simple to use day to day.

  • a process built around real exception paths – the system guides users not only through the “ideal” scenario, but also through failed verification, changing a guarantor mid-tenancy, or a dispute over a deposit refund
  • operational control on Bingo-Rent's side – the admin panel gives the team full visibility and the tools to manage the agreement portfolio, debt collection, and complaints without manual work outside the system

The Result of the Collaboration

The result of this collaboration is a platform that creates a new alternative to the traditional way of securing a tenancy in Poland – combining FinTech and modern web engineering in one cohesive product.
